RATES, FEES AND POLICIES

Rentals are subject to the following fees and taxes

A week stay = 7 days

*Max occupancy is 5 guests.

*Pets are welcome with a fee.  See policy below.

*Add 11.75% state and local tax.

*There is a 2 night minimum

*There is a $40 nightly premium if you stay on the following holidays.

 New Years Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day

 And Christmas Days

 

*No cleaning fee if clean at departure.   See cleaning policy.

 

Payments

 

Deposits are $50 nightly and must be paid when you make the reservation which will reserve your requested stay and confirm agreement of our cancellation policy.

Payment in full 30 days prior to check-in and will be billed automatically to your credit card unless other arrangements are made.  If payment is not made with a credit card an additional $250 refundable deposit is due with initial payment.  For a stay of less than a week 30 day requirement and deposits may vary at discretion of owner and subject to availability.

Cancellation Policy

For Weekly rental, cancellation more than 30 days in advance will receive a full refund.  Cancellations less than 30 days do not receive a refund.  All cancellations must be in writing or by e-mail.

 

Smoking

 

Smoking permitted outside only. $75 fee for damages if not complied with.

 

 

                                                      General Cabin Rules and Information

1.  Maintenance issues:  We are not responsible for unforeseen appliance and maintenance problems.  Notify us as soon as possible and the item will be repaired or replaced as quickly as possible.

2.  Disturbance:  Occupancy and use of the house and amenities shall not be in a manner that disrupts residents or other guests.  Disruptive guests may be asked to vacate and all monies will be forfeited.  No house parties allowed.

3. Parking:  Park only in designated area.  If additional parking is needed, please ask owner for additional designated area.

 

Cleaning Policy

Please leave the house as you found it.

1.  Wash, dry and put dishes away.

2.  If using sleeper sofa, remove bed linens and pillows before closing the bed.

3.  Please pile used bed linens and towels in laundry area.

4.  Pick up and bag all garbage in plastic trash bags and place in outside trash can.

5.  Do not move furniture.

6.  If you do not feel like cleaning up to a $75 cleaning fee will be charged to your credit card.

Pet Policy

Pets must be housebroken and non-aggressive.  Though not a local ordinance, please use leases while walking your pets.  Failure to pay pet fee or if pet is aggressive or not housebroken you will forfeit your deposit and you will be asked to vacate the property.  The pet fee is $15 nightly or $60 for 4-7 nights.  There will be an additional $10 fee for guests bring unreported pet.

Personal Items

Bedding, kitchenware, towels, washcloths and toilet paper are provided.



 

 

                         DAILY AND WEEKLY RENTAL AGREEMENT. 

 

This agreement, entered into this ____ day of ______________,20__ by and between

________________________________ (Lessee) and Daniel E. McMahon (Lessor)

 

WITNESSETH:  That for and in consideration of the payments of the rents and the performance of the covenants contained on the part of the Lessee, said Lessor does hereby demise and let unto the Lessee, and the Lessee hires from the Lessor for use as a residence those certain premises located at 165 Glazener Road, Brevard, NC for a tenancy commencing on the __day of ___________,20__ and ending on the ___ day of_____________,20__ at a rate of ___________($) payable in advance of the first day of occupancy. Add an additional 11.75% State and Local tax.  Pet fees are as follows:  $15 per night, $60 for 4-7 nights.  It is further mutually agreed between parties as follows:  Lessee shall not sublet the premises, or any part thereof, or assign this agreement without the written consent of the Lessor.  Lessee, in case of fire or theft, shall give immediate notice thereof to the Lessor or agent of the same.  Lessee must not make alterations or improvements to said premises.  If legal action takes place or must be instituted by Lessor, Lessee agrees to pay all costs, expenses and to pay all attorney fees, as the court may affix.   A deposit of $50 per night is required in advance to reserve each week.  Cancellations must be received in writing or by email 30 days or more from check-in date to receive a refund.  If you reserve with no credit card a $250 deposit is also required.  Receipt of deposit holds Lessees’ reservation and confirms agreement to cancellation policy.  Payment in full is required 30 days before check-in and can be billed to your credit card. For a stay of less than a week the 30 day pre-payment requirement may be waived by Lessor, subject to availability.  After your stay if the premises are not left in clean condition, a $75 cleaning fee will be charged to your credit card or deducted from your deposit.  If property is damaged your credit card will be billed or the amount necessary  for restoration will be deducted from the deposit and the balance, if any, will be refunded to the Lessee. Payment of Deposit, monies or payment in full, denotes acceptance of these terms.
